Roper St. Francis Healthcare (RSFH) has announced plans to sell the 11.5-acre property housing Roper Hospital in Charleston, South Carolina to the Medical University Hospital Authority (MUSC Health).
The deal includes the hospital building, a medical office building with adjacent parking, and parking garages on Doughty and Lucas streets. The MUSC Board of Trustees approved the purchase agreement on August 10.
While the sale is planned, Roper Hospital will remain operational at its current location on Calhoun Street until hospital operations move to North Charleston in late 2029. The final sale price will be determined by a fair market value assessment to be conducted in 2029.

Dr. Megan Baker, RSFH's chief operating officer, highlighted the hospital's longstanding role in the community, emphasizing that the transition aligns with RSFH’s commitment to adapt to Charleston’s evolving needs. The move to the North Charleston campus is part of RSFH’s 2030 strategic plan to broaden access to healthcare and expand its services in the Lowcountry. The new Roper Hospital Medical Campus will feature a full-service acute care hospital, a 24-hour emergency room, advanced operating rooms, and a medical office building offering a wide range of outpatient and specialty services.
MUSC President Dr. David J. Cole noted the historical significance of the collaboration between RSFH and MUSC, both of which have served Charleston for 170 years. He expressed optimism about the ongoing partnership during the transition and into the future.
RSFH is also exploring options to maintain a strong presence on the Charleston peninsula, ensuring that its legacy, which began in 1856, continues.
