University of Michigan Health has completed schematic designs for a four-story, 224,000-square-foot specialty care facility in Troy as part of a broader expansion strategy aimed at increasing patient access across southeast Michigan.
The Troy Center for Specialty Care has a budget of $250 million and will include a range of services, such as an ambulatory surgery center, imaging (including CT, MR, and mammography), an infusion suite, and a linear accelerator for cancer treatment. Clinical programs will focus on specialties including musculoskeletal and sports medicine, reproductive medicine, and oncology.
U-M Health had previously acquired 7.28 acres for the project. Regents also approved the $2.5 million purchase of two adjacent parcels totaling just over four acres, intended primarily to expand parking capacity.

“We are making progress on the Troy Center for Specialty Care, a major addition to our statewide network strategy of bringing our world-class care close to home,” said Marschall S. Runge, CEO of Michigan Medicine, dean of the Medical School, and executive vice president for medical affairs.
Construction is slated to begin following a bidding process, with the facility expected to open in spring 2027.
The Troy facility is one of several infrastructure investments currently underway at U-M Health. Others include the D. Dan and Betty Kahn Health Care Pavilion in Ann Arbor, scheduled to open in 2025, and a new health center in downtown Ypsilanti set to open in May.
