Inova to replace aging hospital with $1 billion facility

Inova Health System, in Virginia, will spend a good part of 2024 getting ready to start construction on two new hospitals, one of which will be worth $1 billion.

Based in Falls Church, the healthcare provider has filed building permits for a new $612 million hospital in Springfield and a $1 billion Alexandria facility that would replace its aging nearby location there. The Alexandria replacement has been years in the making and will provide patients with a larger acute-care hospital as well as a cancer center and specialty care center.

The permits are currently pending approval, but if successful, Inova expects to begin construction on both sites in the third quarter of this year, according to the Washington Business Journal.

Inova is now “in the final phases of completing construction documents and permitting,” Tom McDuffie, president of Inova Realty, told the news outlet in an email on January 2.

Planning for the Alexandria medical campus began in 2020, with the building to be 184 feet or 17 stories tall. It will be located on the former Landmark Mall site, now called WestEnd Alexandria. Inova has a 99-year ground lease for the roughly ten acres of land where it will be situated.

The cancer center will be called Inova Schar Cancer Institute and the specialty care center will include 50 specialized physicians. A 550-space parking garage will also be included, reported Northern Virginia Magazine.

The Springfield hospital was first announced in 2020 and will have nearly one million square feet of space near Inova’s existing 146,000-square-foot Springfield HealthPlex. It will consist of a six-story acute-care facility and outpatient center and have 110 beds, private rooms, an expanded emergency room, diagnostic imaging services, multiple procedural rooms, and a seven-level parking garage.

The timeline for both projects puts their completion dates in the third quarter of 2028.

Inova is also planning another facility in the Del Ray area, Inova Oakville at Potomac Yard, which will have an emergency room, outpatient center, and medical offices, and be half a mile from Potomac Yard shopping center.
